Set along the shores of Bear Lake, WaterEdge Villa is a spacious, comfortable retreat designed
for families and groups to spend time together. With 3,000 square feet across three levels, six
bedrooms, six bathrooms, generous gathering spaces, and beautiful lake views, the home offers
plenty of room to come together—and enough space to spread out when you’d like.
Thoughtful amenities, a rooftop lounge patio with firepit, a game room, and easy access to the
beach make summer stays especially memorable, while a year-round hot tub, nearby skiing and
snowmobiling, and convenient level parking for snowmobile trailers make WaterEdge Villa
equally inviting in winter.

A Home Designed for Time Together

The heart of the villa is the upper level, where expansive windows frame views of Bear Lake and
an open kitchen, dining area, and living space make it easy for everyone to gather.
The fully equipped kitchen features generous counter space, modern appliances, and a large
granite bar with additional seating. An extra-long dining table provides plenty of room for family
meals and often becomes the gathering place for cards, games, and conversation at the end of the
day.

Just outside, the upper deck leads by spiral staircase to the rooftop lounge. Settle in around the
outdoor gas fireplace, enjoy the evening air, and take in the stars over Bear Lake.
Comfortable Spaces for the Whole Family

With six bedrooms and six bathrooms across three levels, WaterEdge Villa is well suited to
extended families and groups traveling together. The home sleeps 22 guests comfortably, with
accommodations for up to 26.

Three king bedrooms provide comfortable spaces for adults, including two bedrooms with
private bathrooms. Additional queen, full, and bunk accommodations give families flexibility
when deciding where everyone will sleep.

The lower-level bunk spaces are especially convenient for families traveling with children, with
plenty of room to settle in as well as Smart TVs. Two Pack’nPlays and highchairs are also
available for families with younger children.

Each bedroom has localized heating, and the home includes central air conditioning,
complimentary Wi-Fi, in-unit laundry, and multiple Smart TVs.
Room to Play

When you aren't at the lake, the garage game room gives everyone another place to gather. Enjoy
a friendly game of air hockey, basketball arcade, or Ping-Pong. Two paddleboards are also
provided for guest use at the beach directly in front of the property.

The main-level family room offers a large sectional, sofa bed, and 75-inch Smart TV—an easy
place to relax after a day outside.

Enjoy Bear Lake in Every Season

Summer at WaterEdge Villa puts the lake at the center of your stay. Spend the day at the beach,
head out on the paddleboards, or explore the many trails and outdoor activities around Bear
Lake.

The villa is located within the Legacy Beach community, with access to shared amenities
including a swimming pool, hot tub, fitness facility, changing rooms, outdoor lounge, private
beach, splash pad, and pickleball courts.

WaterEdge Villa is also a comfortable home base for a winter trip to Bear Lake. Beaver
Mountain is nearby for ski days, and the surrounding area offers excellent snowmobiling and
sledding. After a day in the snow, return to the year-round hot tub and a warm evening at the
villa.

Guests bringing snowmobiles will appreciate the easy, level parking, with space that makes
arriving and maneuvering snowmobile trailers more convenient.

Explore the Area

When you're ready to venture beyond the property, Bear Lake offers plenty to explore. Catch a
show at Pickleville Playhouse, enjoy local dining, or head into the surrounding mountains.
ATV, RZR, mountain bike, and snowmobile trails can be found throughout the area, including
destinations such as the Sinks, Hodges Canyon, Swan Flats, and Minnetonka Canyon.
